The Atlantic zone of our country is known for its nature and the beauty that surrounds it.  Its special conditions constitute a challenge for the construction of infrastructure. The climate, the seismicity, humidity and the proximity to the sea, put the developers in front of diverse situations that they must solve in order to get the most out of these characteristics. For this reason, Del Parque Caribe Condominiums are built under strict and modern design and construction processes.

“Calypso Developments not only thought of a space with particular characteristics, but also adapted the entire process to the area, establishing safety parameters above the usual and designs adapted to the climate and conditions of Limón, from the first earthworks to the construction of each tower,” explained Architect Oscar Villavicencio, of Caribbean Park Condominiums.

Design:

With its own wooded area around the tropics, the apartments were designed vertically to make the most of nature’s space, as well as being part of the developers’ values of sustainability. This enhanced the opportunities for tenants to enjoy the climate and views, hence each building was located looking for adequate and striking views of the area.

Taking advantage of these aspects and considering the temperatures of Limón, covered terraces were implemented in the apartments, as well as balconies, much larger than those that were built in similar projects in the central area of the country as Jacó, this option allows you to have the possibility to enjoy a breakfast outside the apartment or rest in the afternoon enjoying the Caribbean breeze.

To take advantage of the weather conditions, windows and sliding doors to the outside were included, which allow good natural ventilation as well as a constant light input that reduces the need for artificial lighting and air conditioning, generating significant savings in electricity consumption.

The land consists of 8 hectares and only 4 will be used for construction, so that tenants enjoy half of the tropical forest land for recreation and protection of the environment. It was designed as a ring around a large central green area, which refreshes and adds scenic value. This location allows you to enjoy the urban environment with all its services while having privacy, convenience and the necessary security.

Construction and Safety

Given the characteristics of the Atlantic zone, projects such as CDPC need to guarantee and go beyond in aspects such as adequate security in case of natural disasters, such as a tsunami or floods.  It also must comply with the requirement of the Seismic Code of Costa Rica, the Electrical Code and all the regulations on fire prevention and human security of the NFPA.

“In the construction of projects of this type, we must be extremely cautious, study the specific area and analyze the various possible scenarios, not only to meet what the law requires of us, but to go an extra step and offer peace of mind to customers, so the quality of materials and professionals in charge is fundamental,” says Eduard Morgan, Managing Partner of Calypso Developments.

CDPC is built on piles, built entirely with reinforced concrete, with fire prevention systems at the same level as any similar building in the metropolitan area. It counts with high quality materials and is certified by national authorities.

Del Parque Caribe Condominiums is a project of Calypso Development Calyde, Ltda. real estate developer and built by the firm Eliseo Vargas Constructora, EVCO (formerly known as CEVA), one of the most recognized in Central America, dedicated to providing modern, safe and environmentally friendly housing.  It counts with the support of Costa Rican and North American partners.
